Matthew Rosenthal, Managing Director 

Matt is a founder of Eastham Capital, Inc. and principal of the General Partner.  In 1994, Matt co-founded Stratford Management.  Stratford has made a reputation for purchasing apartment and townhome communities that are characterized as “diamonds in the rough.”  Stratford usually expends an equivalent amount of capital rehabbing a property as it does purchasing it.  Stratford currently owns and operates apartment and townhouse communities and is in the market to acquire additional units.  Matt’s primary focus at Stratford consists of new purchase financing and syndications for all new projects and acquisitions. 

 

Matt was first employed by The Princeton Review in the fall of 1982.  In 1983, he became the director, with full responsibility for all Princeton Review operations, including course operations, selling franchises, and franchisee training.  Matt then resigned his position to attend college.  While at The University of Chicago, he decided to return to New York City to run the fast-growing Princeton Review.  It was at this time in 1985 that Matt decided to leave New York, to open The Princeton Review of Boston.  In 1990, his franchises were selected to be a member of the Inc. 500, one of the 500 fastest growing private companies in the U.S.  As a team, Matt and his partner Robert L. Cohen grew their companies to become the largest franchise network of The Princeton Review.  Their franchised territories comprised Massachusetts, New Hampshire, Maine, Vermont, New Jersey, Montreal and Hawaii.  In 2001, Matt and Rob’s franchises were purchased by the franchisor (NASDAQ:REVU) in conjunction with its IPO. 

 

Matt has been an active angel investor with investments in several companies including the The Business Technology Store, Inc. (iTeam, Inc.), Intellicoat, Inc., Stonegate, Inc., Innovation, Inc. and Turbine Games, Inc.  Matt is a graduate of the Inc magazine and MIT sponsored Birthing of Giants and a former member of the Young Entrepreneurs Organization (YEO).  Matt sits on the Board of Directors and the finance committee of Jewish Family and Children’s Service of Greater Boston and sits on the advisory board of GVA Williams (Boston).  Matt attended the University of Chicago and currently attends Harvard University Extension School.

Eric S. Silverman, Managing Director  

Eric is a founder of Eastham Capital, Inc. and principal of the General Partner.  He is also a principal and founder of St. James Capital, LLC, an FHA Approved Lender specializing in multifamily residential housing financial services.  For three years (January 2004 to January 2007) he owned MCMUSA, Inc., a national design/build construction company.  From 1998 through 2001, Eric was the President of Aspen Investment Group, Inc. working out of Boston, MA.  Aspen is a private investment company based in London, England.  Aspen invests in both public and private companies, both directly and as a limited partner in venture capital, private and public equity funds.  Eric is also the chairman of RentGrow, Inc., a company where he served as president from 1995 to 1998.  RentGrow provides resident screening tools to the multifamily housing industry.   

 

Before joining RentGrow, Eric was a founder and principal of St. James Mortgage Company, a FNMA-approved residential mortgage originator and servicer.  In 1986, Eric co-founded St. James Financial Corporation, the predecessor and parent of St. James Mortgage Company. At St. James Financial, he advised real estate developers on interest rate risk management. He also worked as a consultant with Recapitalization Advisors, Inc., in Boston, MA, counseling real estate developers and owners on the preservation of lower income housing properties through HUD’s LIHPRHA program.  

  

Eric graduated from Bowdoin College in 1985 with an AB in Mathematics. In 1991, he earned the degree of Master of Science in Management, with a concentration in Finance, from the MIT Sloan School of Management.  Eric is a board member of Leader Bank (Arlington, MA) and sits on the advisory board of GVA Williams (Boston).  He is also on the Board of a number of non-profit organizations including The Jewish Family and Children’s Service of Greater Boston, The Spaulding Rehabilitation Hospital Network, and Partners Continuing Care.

Andrew Gordon 

Andrew is a director of Eastham Capital, Inc. and is a principal of the General Partner.  In 1994, Andrew co-founded Stratford Management.  He is responsible for the day-to-day business of all of the real estate operations, with special emphasis on the evaluation, acquisition and rehabilitation of real estate investments.  In it's completed projects, Stratford has delivered above market returns (IRRs) ranging from 17-46%.  Stratford currently owns and operates apartment and townhouse communities and is currently in the market looking to acquire additional multifamily communities.  Andrew has extensive experience in the operations and management of residential property as well as acquisition and apartment up-grade work.  Andrew manages the day-to-day operations of all joint Eastham/Stratford investments.  Andrew has a B. A. from Ithaca College with graduate course work at Cornell University in Real Estate Financing and Development.

Robert L. Cohen 

Rob is a shareholder of and advisor to Eastham Capital, Inc. He is also a board member and shareholder of Stratford Management.  Rob is currently the CFO of the Test-Prep division of The Princeton Review (NASDAQ:REVU).  From 2001 to 2003, Rob served as Executive Vice President and General Manager of the K-12 Services Division of The Princeton Review.  Rob was first employed by The Princeton Review in the spring of 1982.  In 1984, Rob became the first Princeton Review franchisee in the NY Boroughs of Brooklyn and Queens.  After, selling those businesses back to the home office, he opened his second Princeton Review franchise, the Princeton Review of New Jersey, as a sophomore at Princeton University.  The Princeton Review of New Jersey soon became the largest and most profitable Princeton Review office in the country.  In 1990, his franchises were selected to be a member of the Inc. 500, one of the 500 fastest growing private companies in the U.S.  As a team, Rob and his partner Matt Rosenthal grew their companies to become the largest franchise network of The Princeton Review.  Their franchised territories comprised Massachusetts, New Hampshire, Maine, Vermont, New Jersey, Montreal and Hawaii.  In 2001, Matt and Rob’s franchises were purchased by the franchisor (NASDAQ:REVU) in conjunction with its IPO.  Rob serves on the Board of Oasis Children’s Services. Rob attended Princeton University.
